New window treatments can make your home a much more marketable place. Buyers will have a sigh of relief after seeing that your windows are newly treated and that they do not feel the need to replace them or so. They will even treat that as a bonus on their part.

There are different windows to the different parts of the house. Small are smaller while others are bigger for some purpose they serve. And since they vary in shapes and sizes, you will have to have a bigger budget.

There will be times that the home stager will suggest that you do something with your windows or any other parts of your house to make it look more appeasing to your customers. Sometimes, he will suggest that you repair the windows or add more materials to the window to make it look beautiful.

Home stagers will likely suggest different kinds of design and style from each and every window of your house. They can either suggest that you take down your current window and add a floor to ceiling window panels to accommodate more light into a certain part of the house. Overall, your home stager will help make your home much more appealing to your buyers.

Another way to make your home much more appealing is to do an overall treatment. Make sure that every window inside the house is covered and well-treated.

Smaller windows need top treatments since they usually provide a good amount of light inside the house during the day. Make sure that you also add some side panels to make a good elegant ambiance.

When you have finally decide to sell your home and you are done with all the repairs, walk through your home and act as if you are a buyer and see how everything is done. Is it good enough for you?

If there are still flaws to your design, then a home stager is more likely to be able to help you with that.

The writer also often blogs regarding products including BreathRX and hot water heating systems.

If you have a beautiful garden, then you probably have a patio of a deck so that you can get every last scrap of enjoyment out of it. Most patio furniture is left outside for a lot of the year so it is best to get high quality garden patio furniture. High quality garden patio furniture is essential if you expect it to withstand the rigours of all kinds of weather and yet last a reasonable length of time too.

Another factor, particularly these days, is the ecology. People want to have as little impact on the ecology as possible, thereby reducing their carbon footprint, as they say. The manufacture of plastic involves polluting the atmosphere with more CFC’s and disposal can cause problems too. Plastic can take decades and decades to bio-degrade.

Metal patio garden furniture also has its issues. It has to be mined and fabricated and people are beginning to worry about robbing Mother Earth of her minerals, but at least old metal can be recycled. That leaves us with timber and especially hardwood. Before, there was a great deal of concern in almost every country about logging, but a lot of countries have the problem under control now after sustained pressure from the West.

Most people understand these days how important it is to look after our planet. There is even a special day to help people remember the Earth’s dire state called ‘Earth Day’. Using hardwood from replenishable sources is the best way to save our forests.

Garden furniture made from hardwood from a guaranteed sustainable source is the most ecological way out. If you maintain your hardwood furniture according to the manufacturer’s recommendations for the type of wood you have, it will last for a decade or more. Far longer than any plastic or metal furniture, which you might well have to replace every two years or so.

Acacia hardwood offers a hard wearing and comfortable alternative to teak. In fact, this type of wood is much like teak, as if you leave it untreated it will transform to a silvery grey color. However, it is best to treat all hardwood once or twice a year with suitable oil in order to maintain the warm tones of the timber.

Most people will have a garden patio furniture set of up-right chairs, loungers and a table or two or a nest of small tables. However, there are a few other pieces of furniture that will help you get more enjoyment from your garden. It is nice to be able to sit in the garden after it gets dark or when it is a bit nippy too. This can be achieved easily with a few accessories.

I suggest a patio heater, an electric mosquito killer and suitable lighting. Patio heaters are not dear any longer and a single upright propane heater will keep up to eight people warm, depending on their seating pattern. An electric mosquito killer will usually keep a whole garden clear. In fact, some will keep a quarter of an acre or more clear of flying insects. These two items may provide enough light for you, but is best to have a few spots to highlight a plant in bloom or to read by.

Times are tough and most people reckon that they are going to get a great deal harder. This is bad news for the general public. There are plenty of scams going around at any one time as it is, but it gets worse when people begin to feel financially insecure. Some of the costliest frauds are in the construction and home improvement market.

Termite inspection comes under this category as does termite inspection fraud and termite inspection fraud is on the increase. So it wise to know what to be on the look out for, if scammers come calling. One of the first things to be wary of is if the pest inspector just turns up at your door, doing ‘free termite checks in your area for this week only’.

Just as you are advised to do with any cold caller, ask to see his identity card and then ring his office. This is not a guarantee that the caller is on the level, but at least you have tried something. If he does not have any ID, do not let him in. Send him on his way and ring the police.

If the pest inspector passes this test and you allow him in, make certain that you know how much the inspection will cost, before he starts. Watch as he carries out his inspection. Be on the look out for ’seeding’, ie the planting of evidence. If he produces some flying termites’ wings or some live termites, be sure that he did not bring them with him

If the inspection shows termite damage, make sure that it really is termite damage. If you have never come across any termite damage before, you might be fooled into thinking that dry or wet rot was caused by termites.

If you are unsure, delay or phone a friend to come over and give you a second opinion. If you do not know anybody, phone a well-known local builder.

Another termite con is in the swapping of the chemicals and / or insecticides they use. This is not easy for the untrained person to pick up on, but attempt to find out which chemicals, insecticides or fumigating gas they say they are going to use and then check up on the products on the Internet or have a friend on hand who would recognize the difference between a low-priced copy and the real thing.

If the chemicals that your professional uses are substandard, then it might not kill all the termites, leaving your property open to re-infestation. Keep one of the containers to check up later, if you are still not satisfied.

Make certain you get a guarantee and endeavour to get an insurance-backed guarantee. Check any phone numbers or web site details. If you think that you have been a target of termite fraud, get in touch with the police and report as many details as you can to the local authorities as well.

If you do nothing, the fraudsters have won, if you do something, you may get reimbursement or compensation and you may stop someone else being swindled.

Oak is one of the best woods to use for patio garden furniture. It is local to most Western countries and, being a hardwood, can withstand the weather, if treated properly. It is very durable and, so long as you maintain it, it will give you enjoyment and comfort on your garden patio for decades to come.

Oak is certainly not inexpensive, but if you bear in mind that it will last for ten to twenty years, whereas plastic and metal may last two to four years, it does not work out a bad deal over the long term and during that time span, you will have been sitting on garden furniture that is the bee’s knees in every way.

Just a point of interest here that will give you more scope when you are buying your hardwood garden furniture, oak and cherry wood have many of the same characteristics as far as garden patio furniture is concerned.

The patterns of whorls and rings in the timber is truly beautiful, so in order to maintain the stocks of these trees, please make sure that your patio furniture comes from a replenishable source.

Make sure you follow the maker’s recommendations as far as maintenance is concerned. This will prolong the life of your hardwood furniture, ensuring that you will get extra life – up to twice as much – life out of your hardwood garden furniture.

The maker or craftsman will probably deliver your furniture primed and stained and maybe varnished too. If you get raw timber furniture, the maker is probably leaving your options open. The least you should do is rub an oil into it.

Ask at your decorators’ merchants or timber merchants which is the best. You could also stain it and varnish it. Ask to see examples before you go ahead, but it has to be done at least once a year anyway, so you can change strategy when it wears off.

This grade of furniture will be seen often at commercial venues, because it is so hard wearing and long lasting, if correctly looked after. You should let commercial sense guide you and follow suit, if you can afford it. If you cannot afford a full suite of hardwood garden patio furniture all in one go, why not buy one or two pieces of furniture a year?

Once you have your furniture in situ, you can start thinking about accessories. The most common accessories are lighting, power points, mosquito zappers, sun shades and patio heaters. You will perceive that restaurants and pubs with a patio will use patio heaters when the weather gets cooler. They have to do this, otherwise customers would peter out.

You can learn from this for your back garden. Get yourself a patio heater so that you can get pleasure from your garden patio in comfort every month of the year. Add a few extra plants and a few nocturnal blossoming plants. Put in a small pond with a fountain and some fish. Complete the whole picture with a few spotlights pointing at your favourite features and hang up a mosquito trap. This way you will get the utmost out of your oak or cherry wood garden patio furniture.

Every home-owner needs to look after their asset. This takes maintenance, regular and thorough maintenance. There are many threats to a structure, especially if there is a substantial amount of timber in it. Most properties have a lot of wooden components. The rafters in the roof, the joists supporting the floors and the casing behind the plasterboard walls are all subject to attack by mould and insects.

The types of dangers your that house faces depends on the climate where you live. Wet rot and dry rot are pretty widespread, as is attack by wasps, but the worst and fastest-working danger is from termites and they only live in warmer climates.

If you live in a termite zone, then you really have to watch out for these insects. If you want to delay your inspections, you can use termite deterrents and poisons to make your maintenance regimen a little easier.

This will involve spreading chemicals in most cases as they are more powerful and longer-lasting. These chemicals should be laid down or sprayed wherever termites are likely to commence an attack on the structure of your home.

This basically means everywhere that there is untreated timber. There are three basic types of termites, the damp wood termites, the dry wood termites and the subterranean termites. The first two types may fly into your attic and establish a nest like a wasps’ nest; the subterranean termites will come up into the basement via underground tunnels. Subterranean termites are by far the worst termites to have and they are usually the most difficult to discover.

If you live in a termite region, then you really ought to make quarterly checks of your attic and cellar and one of those checks should be towards the end of Spring, when termites, together with other insects spread their wings, quite literally, and seek to set up new nests.

A nest of termites can consist of between several hundred and several million termites, so it is best not to delay. If you are loathe to do these inspections yourself or if you have to have written guarantees on your buildings because you buy and sell them often, it is better to get a professional pest controller in to do this for you.

There are two chief termite deterrents. There is the soil barrier to counteract the subterranean termites and contact insecticides to poison any swarming reproductive termites that may fly into your loft in order to establish a new colony.

If you are one of the new age thinkers, who tries hard not to use chemicals unless absolutely necessary, you will probably be disappointed in your mission to deter termites. Unfortunately, there are no known effective natural termite deterrents, although there are plenty of chemical ones.

Another alternative, which is a half-way house, is to place termite bait at strategic spots around the base of your house. You can buy these bait boxes fairly inexpensively or have a company install them for you.

You have to check these termite bait boxes regularly. Once you see termite damage in the bait box, you put poison in there, which the worker termites will take back to their nest and poison it with.

Owen Jones, the author of this article, writes on lots of subjects, but is at present concerned with how to get rid of termites.

After you have finished getting in your garden patio furniture and you have set it out as you like, it is time to park yourself in one of your new patio chairs with one of your favourite drinks and maybe a pen and paper, and take stock of the state of affairs.

Is your garden patio a little congested or do you have loads of room? Are there other things you would like to have out there? How about plants? Do you have enough plants and bushes – eye candy? Will you be using it only in the daytime or in the evening or even at night too? Will you need lighting, for example?

This is where your own personal stylishness can be added to your shop bought furniture to make the patio truly your patio. So, if you live in a house that only has a small garden, you might want to think about things that hang rather than things that must be sited on the ground, which will take up walking space.

If you do not have much space, but you want to grow plants with edible fruit such as strawberries or tomatoes, you could get some hanging baskets. You can hang them from bushes or standard lamps or fix them to a plain wall. Similarly, you could grow herbs or other small plants in a window box which has been fixed to a wall or placed on top of it. Or put shelving up and put boxes and pots on that.

If your patio is too sunny, you could grow sunflowers or put up a trellis or an arbour and grow vines or clematis up it. Bamboo grows quickly too. If it is too shaded, plant lots of bright yellow and white flowers and maybe paint the walls white or pink, if you are not keen on glare.

If your garden patio is a much larger, you could add garden accessories in order to further your enjoyment. For instance, you could construct a barbecue area out of stone slabs or bricks. You could add a fountain too. A fountain makes the very soothing sound of running and splashing water and fish are a delight to watch.

For the colder months, you could build a fireplace, if local bylaws permit or get a patio heater. They are very efficient and can keep a fair radius warm, depending on the ambient temperature.

You will probably need some type of lighting as well, if you reckon on spending some evenings on your patio. I suggest a few spotlights to highlight your favourite flowers and the fountain and a broader beam light that you can read by. Do not put these lights near where you mean to sit because they will attract flying insects. However, they make a good distraction from you and will keep all but the blood sucking insects away.

For parasites such as mosquitoes, you should get some form of mosquito trap. Some are very good and promise to keep a quarter or even half an acre clear of mosquitoes and other such nuisances.

For all these extra accessories you will need power points. Therefore, if you plan your garden with pen and paper as I suggested at the beginning of this article, then you will be able to show the electrician where you want the points and what-not in your new garden patio layout.

Termite mounds differ from species to species although to the amateur student of termites, many of them look alike. However, an expert can often guess the species just by looking at the mound. Termites construct their nests in all kinds of places. Some build theirs in living trees like wasps, others build them in dead upright or fallen trees. Tree stumps are a favourite of some other varieties of termite, which is why it is always recommended that you do away with tree stumps in termite areas.

Then there are yet another kind of termite – those that like to live in or near the ground. Those that live in the ground are called subterranean termites. As they mine their tunnels and hollow out the chambers for their nests, they consume a lot of the material and compact a lot more, but what they find excessive, they carry to the surface. This often forms part of the nest, but not a very important part of it. This makes a termite mound of sorts, but they are not the impressive ones that you see in films.

Those termite mounds, also erroneously known as ant hills in Africa and Australia, are made by termites that live above ground, although most varieties will also have tunnels and chambers underground as well. These are the big structures that termites are famous for.

They are largely built by termites living in the dry savannas and dry wastelands of Australia and Africa. The largest known to man is about nine metres (thirty feet) high, although the average is nearer to a little over a metre (three or four feet) tall.

However, these termite mounds are not only impressive for their height. They are also remarkably strong. Elephants sometimes use them as scratching posts. Imagine that! Two tons of elephant rasping itself up and down on your earthen hut or even a wooden house. But the really fascinating stuff goes on inside.

The eggs and the nymphs (young) of some species can only continue to exist within a tolerance of plus or minus one degree centigrade. The Compass Termite manages that by building a wedge shaped mound with the longest sides facing north-south. This allows the prevailing drafts to be drawn in by the column of hot air rising from the base of the nest up to and out of the roof of the mound.

The termite mounds of some species are so picturesque and weird that they attract tourists, who invariably gaze in awe at the design and intricacy of the mound. Scientists too have been studying termite mounds for a long time and lately Australian engineers have joined in.

They are hoping that they will be able to learn termite technology in order to design large buildings so that they are more self-regulating. They are actually constructing a man-made termite mound to test their theories in the anticipation that they will be able to build them into future designs.

Therefore, in a few years time, if someone asks you what a termite mound looks like, you may just be able to point at the civic offices and say: like that.

Owen Jones, the writer of this article, writes on many subjects, but is at present concerned with Termidor termite treatment – a termite killer.

Drywall/ Plaster Repair – When rehabbing old houses, cracks and holes in the plaster are common. Often, holes in ceiling plaster are the result of water infiltrating either from the roof, or from a split plumbing line. Holes in walls are often the result of vandalism, but could be the sign of more serious foundation issues. Once the root cause is fixed (see basic water repair section) cut a square area and replace with inch drywall. Once your piece is cut, secure it with multiple drywall screws, mud the gaps, tape, re-mud then sand to a smooth finish. In underground floors if Basment Waterproofing is required call a professional like Basement Doctors before you Repair the walls

Basic Water Pipe Repair Many of the foreclosed homes that I encounter have sat over the winter and the cold weather has burst water pipes in the basement and walls. Usually the hardest part of the repair is finding all the leaks. You do this by turning on the water, listening for falling water, then visually inspecting where the water is coming from. Once you find the leak, cut out the old section of pipe and cut a section of new pipe to replace it. Rough up the end of the old and new sections of pipe with your sandpaper. Apply flux to each section of pipe and to a coupler that will be used to join the pieces. Put the new section in place. Heat the coupler with your butane torch and apply solder around the edges of the coupler. The flux will melt creating a vacuum inside the coupler and drawing the solder inside. Once it is sealed all the way around, allow the solder to dry and move on to the next leak. If you are worried about using a butane torch on this project, ask your hardware professional about Shark-Bite fixtures.

Drain Repair Clogged drains are a very common problem. When a working drain gets clogged, Draino or a quick snake will often do the trick. If that doesn’t work, unscrew the drainpipe and inspected for clogs. In a vacant house, a clog can become impenetrable. If you encounter such a clog, you need to cut it out and replace that section of drain. Once the clog is cut out, cut a similar length of PVC pipe to replace it. Either connect the new pipe to the old with PVC connectors or with a fernco connector. If you use the PVC connectors make sure that you clean the old pipe thoroughly and apply PVC cement to ensure a proper seal. Many plumbers apply pvc cement or pipe dope even if the pieces they are putting together are threaded.

Replacing Light Fixtures Remove the old fixture by unscrewing the wire nuts or by cutting the wires. Strip off a section of the wire casing and attach you new fixture with wire nuts. Be sure to tape off any exposed wire with electrical tape. Since each fixture will come with its own set of instructions, be sure to read those instructions thoroughly to insure proper installation. Electricity can cause severe injury if you do not follow instruction implicitly. You should always use an amplitude meter to insure that power is off to the fixture to avoid electrocution.

Window Installation To measure your window, open it all the way and measure from inside of the window casing. Buy your new window as close as possible. Remember, you can make up for a window that is too small, but it is much harder to expand an opening for a window that is too big.. Next, remove the old window, making sure not to damage the wood frame. Once the window is removed place wood shims on the sill and level the shims. Once the shims are level secure them in place with screws (drilling pilot holes will keep the shims from splitting). Put the new window in place. At the sash, place more wood shims between the wood frame and the window to fill that gap, and then secure the shims in place by screwing through the window frame and into the wood frame. Repeat this step about six inches from the top and six inches from the bottom of the sides. Once the sides are secure, make sure you can easily open and close the window. Fill the gaps around the window with expanding foam insulation.

Refinishing Wood Floors I rent a lot of the homes that I rehab. If I re-carpet, I will probably have to o it again after the first tenant moves out. If I refinish the hardwood floors, I can re-rent it over and over without much hassle. Remove all of the tack strips, staples, nails and quarter round molding. Once the floor is clean, run your drum sander with the grain of the wood. Working a drum sander is a lot like working a self-propelled lawn mower. It is very important that you keep the drum sander moving at all times though. If you leave it sit it will quickly eat into the floor. I start with 36-grit sandpaper, then 80-grit, and then 100-grit. Once the main body of the floor is sanded, do the edges with an edge sander using the same grits of sandpaper that you used on the main floor. When all the sanding is complete, sweep the floor, and then vacuum the floor. After vacuuming, I like to lightly mop the entire floor. Allow the floor to dry then apply a stain of your choice. Allow to dry then coat with 2 – 3 layers of polyurethane. Then replace the molding.

Laying Tile Start by removing the old coverings whenever possible. Once the old covering has been removed put down a cement backer board over the entire area to be tiled. Fill in the joints of the backerboard with mortar. Begin tile installation by troweling on a thin application of mastic over a three to four foot area. Set the tile in place and push gently to secure the position. Continue in this fashion until the tiles are all in place. Allow the mastic to dry for 24-hours before grouting. If you are laying a natural stone tile be sure to seal the tile prior to grouting. If you don’t, the tile will appear hazy. Remove all tile spacers. Mix the grout and push the grout into the seams using a rubber float. Immediately wipe up excess grout with a damp sponge. After an hour or so, wipe down the tile with a piece of cheesecloth to get rid of the haze on the surface.

Texturing a Ceiling Ever wonder how those skilled craftsmen got your ceilings textured so randomly yet so perfect. It’s easy, and there is very little skill involved. Dip a paint roller with a long (4 foot) handle into a bucket of top-coating mud. Roll the mud onto the ceiling. Cover a ten-foot by ten-foot area. Push your texturing brush into the mud and pull back quickly to create a random (yet perfect) dimple pattern all across your ceiling. After it dries finish by painting with a white ceiling paint. (Note: This project can be messy. Either do it before you put your floors in or cover them completely. )

Painting a Room Two tools that will make painting a room faster, easier and produce a better result are an orbital sander and a power sprayer. Use the orbital sander to smooth out any surface imperfections. Once the walls are smooth, start spraying. First, spray the walls, and ceilings with a coat of latex based primer. Next spray your ceiling with a white ceiling paint. Then spray your walls with a flat paint. Flat paint is the best choice for hiding small imperfection in your walls surface. Be sure to follow the sprayer with a roller to produce the best results. For a great finished look, be sure to apply a fresh coat of white semi-gloss paint to all trim.

Landscaping Most foreclosed houses have neglected exteriors. This is a key area in reselling or renting out your house. The exterior is the first impression people will get of your house. Most of the time, I remove all the overgrown 1950’s era plants and replace them. If there are any good plants in the landscape, I try to remove them in a way that they can be re-used in the landscape. If they are too large to remove, prune them to improve their appearance. After removing the old shrubs, cultivate the bed and mix in organic materials like manure, compost or peat moss. Arrange your new plants on top of the beds. Once you are happy with the arrangement, remove any burlap or plastic and plant them. Be sure not to bury the root balls of shrubs. You want to plant the shrub with just a little of the ball showing above the ground surface. Follow spacing instruction on the containers so that your new landscape doesn’t look like overgrown in two years.

The very first thing you will need to do if you are planning to install your own pond and waterfall is to make the determination on where it will be. The pond needs to have at least 4 hours of sunlight a day, and will benefit from some shade also. Make sure that landscape drainage will not flow into the location you select. Most of all be certain that the pond is placed in a spot that you and your family can enjoy.

The next step is to measure and mark off the area where the pond will go. You will have to have an outline of the pattern. This can be accomplished with spray paint, which is more permanent than a chalk-line but will disappear when the digging starts. Staking the ground with tags is another way to do this. Utility companies need to be called before a shovel ever hits the dirt.

It is a good idea to dig several tiers in the pond, so that the sides are sturdy. It will also a better appearance this way, and be more healthy for the plant life. Place the removed dirt onto the area where the waterfall will be. Use a level to check the pond’s floor. Dig up the bed of the stream too, and put the soil where your falls will go.

Once the pond and stream have been dug out, you will need to put in the liner. First, pour sand into the pond area and cover the entire bottom evenly. It will take two or more people to set the liner in place, because it requires that you unfold it and then approach the area with it. Moving the liner along the ground is not acceptable. Be sure to purchase a good quality liner, as this is not the best place to skimp. It would be very unpleasant to have to redo all of your work just to replace a cheap liner.

Putting in the equipment is the next thing you need to do. This is when you add the pumps, water filters and a skimmer. Since you cannot utilize a normal extension cord to run to the water for these items, it is best to employ an expert electrician to install an outside outlet which is safe near water.

The next step is to add gravel and rocks. It is best to place a protective overlay on top of the liner, and then add a couple large rocks to weigh it down. Plant and animal life will thrive if different sized stones are added to the bottom of the pond. Spray the rocks clean of dirt, and then pump the muddy water out of the pond.

Make sure all of the dirt has been removed after the rocks are all in place. Adding in clean water is the next step. A de-clorinater is necessary at this point, except in cases where well water was used. This product will prevent the chlorine from killing any plants or animals around the pond.

Adding your fish and plants will complete the DIY project. Plant life will help to maintain and clean and healthy pond. You will need to wait a few of weeks after placing the plants before putting in any fish. Doing so will give the plants time to add nutrients to the water, causing the fish’s start to be healthier.

You are completely clueless as to what needs to be done with the lawn of your newly purchased home. Or maybe you have owned the home for awhile and the lawn is not looking quite as nice as it did. Regardless of your situation, what do you do now?

A healthy lawn isn’t necessarily hard to achieve, but it does take time. Your lawn’s appearance can be enhanced with good care. Environmental benefits can be gained, as well. Your objectives need to be realistic, though. An expert lawn care company will likely make your lawn look healthier faster than you can by yourself.

Now is the perfect time to develop health soil if you’re still laying sod and seed. Soil that is halfway between being heavy with clay and light and sandy is thought to be the best soil to grow a lawn. No matter what type of soil you have, there are ways to make it better. Think about mixing in compost, manure or grass clippings. Lighter, sandier soil is allowed to retain water and other essential nutrients, while these substances also help lighten heavier soil. You must choose a style of grass that will thrive in the specific environment where you’re located.

A second tip is to make sure you do not cut your grass too short and only do so with sharp blades. Stronger and better grass production is guaranteed, then. The chances of pest issues are also decreased. You will also see that longer grass has more surface area that can in turn take in more light. It also grows more deeply into the soil which helps it survive. It normally depends entirely on your grass type, but most grass that is between two and a half and three and a half inches is healthiest. If your lawn mower’s blades are dull, it could tear or injure the grass. You will see a dramatic effect in the overall health and growth of your lawn as a result of proper mowing.

Third, proper watering also allows grass to grow deeper, stronger roots. Most people tend to water their lawns too much, however without sufficient water you can’t create the positive effect you want. Instead, watering less frequently but more thoroughly is ultimately the way to go.
